The Hellenic Cadastre is a new and modern system of recording real estate and real rights in properties in Greece, which gradually abolishes the previous system.
The registration of properties in the Ηellenic Cadastre began in the mid-1990s. Initially, it started in specific municipalities in Greece and gradually expanded throughout the country.
The registration of real estate in the Hellenic Cadastre is mandatory and it is up to each owner to ensure the correct registration of their properties. If they do not register their properties in the Hellenic Cadastre within the deadlines prescribed by law, it will initially lead to the registration of the property as an "unknown owner" and then to a definitive loss of ownership.
Today, in several regions of Greece the registration process in the Hellenic Cadastre has been completed and Cadastre Offices are now operating, while in other regions the processing of the applications of the owners is still ongoing and the Cadastre Offices will start operating at some point in the future.
For properties where the registration process was completed before 2006, owners who had not registered their properties with the Hellenic Cadastre within the deadline, had until the end of 2023 to do so, or they would permanently lose them. With recent legislation, the government has decided to give to landlords who have not registered their properties, one last chance and is extending the deadline until November 2024.
Therefore, those owners who did not register their properties in the areas where the land registration process was completed before 2006, should hurry to do so soon and definitely before November 2024, as it is not expected that another extension will be given. After the expiry of this period without the owners registering their properties, then they will permanently lose their property, which will go to the state.
